Alibaug has always been the place for a weekend bungalow. What is new is the quality of what is being built. Large developers now offer gated villa communities, branded townhouses and duplex homes with clubs, pools and managed services.
A villa gives you privacy and space that an apartment cannot. You get your own entrance, a garden or terrace and often a private pool. Many projects also run the home for you when you are away.
Villa prices here run from about ₹3.6 crore for entry-level villas to ₹9 crore for large branded villas and ₹16 crore or more for estates. This page lists 10 projects across all stages. Ready-to-move villas are left out, so everything here is new, upcoming or being built.

Joined homes with a small garden or terrace. They usually cost less than stand-alone villas.

Mahindra Meridian offers patio and courtyard villas near Nagaon Beach, with plots to build on. Hiranandani Sands is the 225-acre beach township that plans villas in later phases.
New LaunchNagaonA gated project of about 11.8 acres with patio and courtyard villas, plus plots to build on. The beach is around 1.5 km away, and the clubhouse is about 6,090 sq ft.

UpcomingThal & LonareA 40-acre project at Thal and Lonare. Townhouses are planned along with apartments and a boutique hotel. Possession is targeted around 2030.

Under ConstructionMulshet84 villas on about 25 acres, which keeps the layout thin and private. The clubhouse has a lazy river, a spa and a squash court. Mandwa Jetty is about 20 minutes away.
Under ConstructionVarasoliOnly 18 duplex homes spread over roughly 20 acres, so every home gets a lot of room. Listings show a June 2027 handover. It is sold as a fully serviced, ultra-premium home.

A villa asks for a bigger budget, but it gives you things a flat cannot.

A villa sits on land, and land near the coast is limited. That has supported prices over time, though no one can promise future returns.

Ask for plot size, built-up area and terrace or garden area separately. Brochures often mix them.
Ask for the title papers, NA permission and any coastal zone clearance. Get a lawyer to review them.
Look up the project on MahaRERA. Several premium launches here are still waiting for approval.
Ask what the monthly charge covers and what it costs to run a pool or garden.
If you plan to rent, ask whether the builder runs rentals and what share they keep.
Do the ferry and road trip once. A villa you rarely visit is not worth it.
