RERA is the real estate law that makes builders register a project before selling it. In Maharashtra the regulator is MahaRERA. A registered project must share its approved plan, its completion date and its money details publicly.
In Alibaug this matters more than usual. Many buyers are out-of-town and buy at a distance, and there are many plots and township launches. A RERA number lets you check the promoter, the land and the date before you pay.
This page shows the projects where we found a MahaRERA number or an approval, and lists the large projects that are still waiting. We do not claim registration where we could not find one. Always confirm each number on the MahaRERA website yourself.

Type the registration number or the project name.
Check the promoter name, location, plan and completion date against what the sales team told you.
Look at quarterly updates, litigation notes and the completion date.

New LaunchBagmalaA tower of 64 homes inside the Hiranandani Sands township. These are the largest apartments in the Aqua group, so they suit families more than weekend renters.
New LaunchNagaonThe lowest entry price inside the Hiranandani Sands township. Compact studios and 1 BHK homes work for weekend stays or for renting out. Handover is listed from 2030.
New LaunchThalA small low-rise project of 52 homes in five towers. More than half of the land stays open, and the podium has no cars. Possession is targeted for 2030.
New LaunchNagaonA gated project of about 11.8 acres with patio and courtyard villas, plus plots to build on. The beach is around 1.5 km away, and the clubhouse is about 6,090 sq ft.
New LaunchSogaonA gated plotted layout of 92 plots on roughly 11 acres. It carries a MahaRERA number, which is not common for plot projects in the area. Handover on the listing is December 2027.
New LaunchTalashetA layout of about 22 acres near Pen, where you can build now or later. A pool, tennis and pickleball courts and a cycling track are planned. It is the inland, lower-priced end of the plot market.

UpcomingSogaonPeninsula first marketed its Alibaug plots under this codename. The registered project at Sogaon is Peninsula Estates Alibaug One. Confirm which registration covers your plot.
Pre-LaunchAlibaugHiranandani's villa and plot plans for Alibaug, still at the pre-launch stage. Sizes and rates are yet to be announced, so register early to hear first.
Pre-LaunchAlibaugVery large estates for buyers who want a full bungalow on their own land. Three estate sizes are planned, and handover is expected around December 2030.
These are announced but have no number we could find. Register interest only, and do not pay large sums before registration.
UpcomingAlibaugA planned township on about 200 acres with homes, retail, offices, a five-star hotel and an 18-hole golf course. It is planned over about seven years. Prices and RERA are not out yet.
UpcomingTekaliOberoi's first Alibaug plan covers around 81 acres, with branded villas and a luxury resort. The builder has taken possession of the land, but launch details are still to come.
UpcomingThal & LonareA 40-acre tie-up between HoABL and NITCO. Plans include apartments, townhouses and a boutique hotel, with possession targeted around 2030.
UpcomingAlibaugVillas by Aroha Estates with a mini theatre, skating rink and meditation pod planned. Sizes and prices are not out yet. Handover is expected around December 2030.

A registered project gives you rights.
A registered builder cannot change the approved plan without buyer consent.
A large part of buyers' money must be kept in a separate account for that project.
You can claim interest if the builder delays beyond the date on the record.
Ads must carry the registration number, so you can look it up.
A number is a start, not the full check.
The builder named on the record must be the one selling to you.
Large projects register in phases. Make sure your tower or layout is covered.
Compare it with the date in the agreement.
Look at quarterly progress and any litigation notes.
RERA does not replace a title check. Have a lawyer review it.
Save screenshots of the record before you pay.
Plots need extra attention.
Some plot projects are registered and some are not. Peninsula Alibaug One and Violet Hill show numbers.
RERA does not replace non-agricultural permission. Ask for the order.
Plots near the sea may fall under coastal zone rules. Ask for clearance in writing.
Ask for the 7/12 extract and have a lawyer search the title.
