A plot is the oldest way to buy in Alibaug, and it is still popular. You choose the design, the size of the house and the time to build. Land near the coast is limited, so many buyers see a plot as a long-term asset.
The market has also matured. Instead of loose farm land, you can now buy inside gated layouts with internal roads, power, water lines and shared clubs. Some projects, such as Peninsula Estates Alibaug One and Total Environment Violet Hill, carry MahaRERA numbers, which is a good sign.
Plot prices on this page start from about ₹1.76 crore, and larger villa plots cost ₹4 crore or more. This page lists 10 projects. Ready-to-sell plots with no new launch are left out, so everything here is new, upcoming or in phases.

Plots in Alibaug come in four common forms.
Plots inside a walled project with a clubhouse, roads and security. You build your own home on your plot.
Larger plots in projects by big builders, often with two clubs and many amenities. Prices are higher but the setting is premium.
Plots that are part of a large beach or resort township, so shops, hotels and clubs are close by.
Larger plots away from the beach, at lower rates. Good if you want land and calm more than a sea view.
These layouts are open for booking now. Plot sizes run from about 1,550 sq ft to 7,200 sq ft, and starting prices begin near ₹1.76 crore.
New LaunchSogaonA gated plotted layout of 92 plots on roughly 11 acres. It carries a MahaRERA number, which is not common for plot projects in the area. Handover on the listing is December 2027.
New LaunchTalashetA layout of about 22 acres near Pen, where you can build now or later. A pool, tennis and pickleball courts and a cycling track are planned. It is the inland, lower-priced end of the plot market.
New LaunchMapgaonA newly launched HoABL layout with villa plots of around 2,000 sq ft. It is a smaller plot size than Sol de Alibaug, so the ticket size is lower.
New LaunchNagaonA gated project near Nagaon Beach with plots for building your own home, alongside patio and courtyard villas. The beach is about 1.5 km away.
New LaunchNagaonPlots inside the 225-acre beach township, with a jetty, a private forest and a wetland nearby. Apartments and villas are sold here too.

UpcomingAlibaugA planned township on about 200 acres. Plots are part of the plan, with a hotel and an 18-hole golf course. Prices and RERA are not out yet.
A large branded layout where roads, clubs and plots are being developed in phases. Ask which phase your plot falls in.
Under ConstructionMunavaliA branded layout of 153 villa plots on about 20 acres, with two clubhouses and 25+ amenities. Possession depends on the phase of your plot, so ask for it in writing.
