Alibaug is a coastal town in Raigad district, just across the water from Mumbai. For years it was a place for weekend cottages and beach picnics. Today large builders are putting up townships, branded villas, plotted layouts and small apartments, and many of them are open for booking or close to launch.
Travel is the main reason. A speedboat from Colaba to Mandwa jetty takes about 18 minutes, the Ro-Ro ferry from Bhaucha Dhakka about 50 minutes, and the drive over the Atal Setu roughly 90 minutes, as per developer pages. More links, such as the Virar–Alibaug corridor and the Navi Mumbai airport, are planned to cut travel time further.
Land has also become costly. A JLL report says beachfront land moved from about ₹1,900 to ₹7,800 per sq ft in six to seven years, while other areas went from about ₹550 to ₹1,850. Coastal rules limit new building, so supply stays tight.
This page lists 29 projects we could find, sorted by stage (new launch, pre-launch, upcoming, under construction) and then by type (plots, villas, townships), so you can compare quickly. Use the enquiry form to ask for the latest rates, plans and a free site visit.

Many of the big names in Mumbai real estate have bought land here in the last two years. These are the reasons they give.
You reach the sea in under an hour. Buyers get space, quiet and open views that are hard to find in the city.
Coastal and green-zone rules keep new land from opening up fast. That is one reason prices have risen several times over.
The Atal Setu, Ro-Ro service and planned sea bridge all aim at shorter trips. Better links usually mean better resale demand.
Builders such as Hiranandani, Emaar, Embassy, Mahindra, Oberoi and Runwal bring clear plans, services and resale credibility.
Second homes are bought with the heart, but paid for with the wallet. These six checks help you avoid common mistakes.
Weekend home, rental or long-term land bank? Studios and small flats suit renting. Plots suit people who can wait.
Search it on the MahaRERA site and check the promoter name, the approved plan and the promised date. Some launches here are still waiting for a number.
Ask for the 7/12 extract, proof that the land is non-agricultural (NA) and any coastal zone clearance. Have a lawyer review them.
Get a written sheet with GST, stamp duty, registration, club charges and maintenance added to the base rate.
Do the trip once the way you plan to travel. The real door-to-door time matters more than the brochure number.
A home that sits empty needs care. Ask who manages it, what it costs, and whether rental management is offered.
